How It Works

At GCW Properties, we help people who want to get into a new home but, for whatever reason, are having difficulty qualifying for a mortgage. There are many reasons that people have trouble qualifying for bank financing such as bankruptcy, divorce, medical bills, foreclosure, high credit card balances, and so on. In many cases we are able to overcome these challenges and get you into a home through our rent-to-own program.

We are real estate investors who buy and sell houses for a profit. We are often able to buy houses in a way that allows us to resell as a rent-to-own to a buyer like you. When this happens, everybody wins. The person who had a property for sale is able to sell quickly at a fair price, You, the buyer, are able to move into a home that you otherwise may not have been able to do, and we, the investors, make a fair profit.  All that is required of you is a reasonable down payment and the willingness and ability to care for and maintain a home of your own.

Once you move into your new home, you will have time to work on improving your credit so hopefully, in a year or two, you will be able to qualify for bank financing. If you have a mortgage broker, they can work with you to help you repair your credit as quickly as possible. If not, we can refer you to one.  As long as you have enough money for a down payment and sufficient, steady income that allows you to pay your bills on time, you will, in most cases, qualify for our rent-to-own program.
